Affordable homes in Iowa City? Look to the vibrant South Side.

A local development project is not all business for a team working together to change the South of Six area in Iowa City.  Local development partners, Brad Houser and Steve Gordon of Sycamore Development, are transforming the land within the Iowa City growth boundary south of Highway 6 and east of the Iowa River into a vibrant, affordable residential community named “Sycamore Neighborhood”.  This community offers a variety of home styles in the price range of $150,000 to $400,000. This development offers an architecturally eclectic mix of home styles and floor plans. Each neighborhood will have a distinct flavor of its own. The Sycamore project consists of three development phases:

  • ALL MOST COMPLTED – Phase 1 – Sycamore Meadows, 14 acres with 71 residential homes consisting of a mix of single family homes, zero-lots and duplexes. Sycamore Meadows current has 12 active new construction units for sale as well as 7 units that are currently under construction ($150,000 – $250,000) with ONLY 15 available lots REMAINING and starting at $35,000.
  • NEWLY OPENED – Phase 2 – Sycamore Trails, 16 acres with 59 single family lots starting at $60,000 (houses @ $275,000 – $400,000).
  • COMING SOON IN 2017 -Phase 3 – Sycamore Woods, 35 acres – expected to begin construction in 2017/2018.

A driving force of this project was to improve the south side of Iowa City.  For many years, people had an unfavorable view of the South of Six area; but that is changing.  There were approximately 800 new housing units developed in the South District in the last 20 years.  During the next ten years, the Sycamore Neighborhood project plans for over 1,000 additional homes.  The group, which partners with Realtors from Skogman Realty and Ruhl & Rulh Realtors, is currently looking for builders who are interested in partnering on this project to provide an affordable housing development.

This project was a little more personal for Developer Brad Houser, as he grew up in the South District and was inspired by his childhood memories.  “I have great memories as a child growing up in this area, learning how to ride a bike, fishing in the ponds and swimming and playing outside with neighborhood friends.  I believe the South District is a great, affordable location where you have access to so many amenities in the area.  It’s exciting to see this area transform into such a beautiful place to live.”
